Estimating Mortgage Fees and Costs

Buying a home is not cheap but it can be done with minimal out of pocket expenses. Many fees and costs can be built into the purchase of the home including closing costs but borrowing any money always has it's fees. Here is a break down of the costs involved in obtaining a mortgage: This is roughly between 1-2% of the loan amount.

 Each home and each loan varies on how much the fees can run so let's average out what a typical Montana home would be:

Let's say a home sells for $300,000 and the buyer put down about 15-20% on the loan. On a zero down loan the loan fees would be about $2000 or so. In addition to this there may be some proration of interest that they would owe if the home closes in the middle of the month.  This can also happen with homeowners insurance if done in the middle of the month.

The loan amount, the type of loan, the interest rate and when you close all determine the fees necessary to close the transaction. All these are built into the closing costs and either the buyer or the seller will pay them at closing. It may be an exchange of funds done through the loan to the buyer from the seller or vise versa so no money actually needs to be brought to closing as it can be very confusing.

Make sure you don't sign anything you don't fully understand and if numbers are different then what was originally agreed upon make sure you know why or have them corrected. Sometimes a loan officer will wait to lock in the loan for the lowest interest rates so you can get the best deal possible. This may be the reason for the difference in numbers.

If at any time you don't understand something, have the lender, escrow or agent go over it all. Most agents want to help buyers understand and if you come across one that isn't so understanding, there may be an underlying reason why.
